Welcome. By accessing this website, submitting an inquiry, or booking a Rainbow Rentals property, you agree to be bound by the Terms and Conditions outlined below. These terms apply to use of this website and to short-term vacation rental bookings made directly through Rainbow Rentals or through third-party booking platforms where applicable.

Please read these Terms and Conditions carefully before proceeding with a booking.

1. Introduction

These Terms and Conditions govern your use of this website and your booking of any short-term vacation rental property listed by Rainbow Rentals.

By using this website, submitting an inquiry, completing a reservation, or staying at one of our properties, you confirm that you have read, understood, and agreed to these terms.

If you do not agree with any part of these Terms and Conditions, you should not use this website or complete a booking.

2. Booking Terms

Properties listed on this site may be reserved directly through the Rainbow Rentals website or through third-party booking platforms. The booking process, payment terms, cancellation policy, and guest requirements may vary depending on the platform used.

Guests are responsible for reviewing all booking details before confirming a reservation.

  • Minimum Age: Guests must be at least 21 years old to book unless otherwise stated.
  • Identification: Valid government-issued identification may be required before or at check-in.
  • Payment: A deposit or full payment may be required at the time of booking. Specific payment terms will be provided before confirmation.
  • House Rules: Guests must accept and follow the property’s house rules. These may include rules related to noise, guest limits, pets, smoking, parking, amenities, check-in times, and check-out times.
  • Booking Accuracy: Guests are responsible for providing accurate information, including guest count, contact details, stay dates, and any special requests.

Failure to comply with booking terms, house rules, or platform policies may result in cancellation, removal from the property, additional charges, or forfeiture of refund.

3. Payments, Fees, and Charges

Guests agree to pay all rental rates, taxes, fees, deposits, and authorised charges associated with their booking.

These may include, but are not limited to:

  • Rental charges
  • Cleaning fees
  • Pet fees, where applicable
  • Additional guest fees, where applicable
  • Trust and Safety Fees
  • Damage-related charges
  • Cancellation charges
  • Payment processing fees
  • Any other charges disclosed during the booking process

Payments may be processed through secure third-party payment processors, such as Stripe, or through the applicable booking platform.

By completing a booking, the Guest authorises Rainbow Rentals, its payment processor, or the applicable booking platform to charge the payment method on file for amounts owed under these Terms and Conditions. This may include approved booking charges, additional services, damage-related costs, deductibles, excess repair costs, or other amounts due.

4. Trust and Safety Fee and Safely Protection Policy

As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included as the Trust and Safety Fee in your rental rate.

The Safely Protection Policy covers the cost of repairing damage to the property up to $1,500 for content and $1,500 for dwelling.

Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Rainbow Rentals will process the payment using the form of payment on file for the Guest.

The Safely Protection Policy does not remove the Guest’s responsibility to treat the property with care, follow all house rules, report damage promptly, and pay for any damage, loss, or cost not covered by the policy.

Guests may be responsible for charges related to, but not limited to:

  • Intentional damage, negligence, or misuse of the property
  • Damage exceeding the Safely Protection Policy coverage limits
  • Costs below any applicable deductible or minimum claim amount
  • Missing, stolen, or damaged contents
  • Excessive cleaning
  • Unauthorised pets, smoking, parties, or events
  • Fines, penalties, or costs caused by violation of house rules or local regulations

Guests must report any accidental damage to Rainbow Rentals as soon as possible during their stay.

5. Cancellations and Refunds

The cancellation and refund policy will be clearly stated during the booking process. Refund eligibility may vary depending on the property, booking dates, length of stay, rate type, and booking platform used.

Typical cancellation policies may include:

  • Full Refund: For cancellations made more than 30 days before arrival.
  • Partial Refund: For cancellations made 14–30 days before arrival.
  • No Refund: For cancellations made within 14 days of arrival.

If a booking is made through a third-party platform, such as Airbnb, Vrbo, or another booking site, the cancellation and refund policy shown on that platform will apply and may differ from the policies listed above.

Refunds, where applicable, may be reduced by non-refundable fees, payment processing charges, platform fees, or other charges disclosed at the time of booking.

6. Guest Responsibilities

Guests agree to treat the property, its contents, neighbours, and surrounding areas with care and respect throughout their stay.

Guests are responsible for:

  • Following House Rules: Guests must comply with all posted, provided, or communicated property rules.
  • Respecting Occupancy Limits: Only the number of guests listed on the reservation may stay overnight.
  • Respecting Neighbours: Guests must follow quiet hours, community standards, and local regulations.
  • No Unauthorised Parties or Events: Parties, events, or large gatherings are not permitted unless expressly approved in writing.
  • Pets and Smoking: Pets and smoking are only permitted where clearly allowed by the property rules.
  • Property Care: Guests are responsible for damage, missing items, excessive cleaning, or costs caused during their stay.
  • Prompt Reporting: Guests must promptly report maintenance issues, accidental damage, or safety concerns to Rainbow Rentals.

Violation of guest responsibilities may result in eviction, cancellation without refund, additional charges, or claims against the Guest.

7. Check-In, Check-Out, and Property Access

Check-in and check-out instructions will be provided before arrival. Guests are responsible for reviewing and following all access instructions, parking information, and property-specific guidelines.

Unless otherwise agreed in writing, guests must check out by the stated check-out time. Late check-out may result in additional charges.

Rainbow Rentals, property owners, maintenance providers, or authorised representatives may access the property when reasonably necessary for maintenance, safety, emergency response, rule enforcement, inspections, or operational needs.

Whenever possible, reasonable notice will be provided before non-emergency access.

8. Use of Website

Users agree not to engage in unauthorised, harmful, or unlawful activity when using this website.

Prohibited behaviours include, but are not limited to:

  • Attempting to breach, disrupt, or compromise site security
  • Transmitting spam, fraudulent inquiries, or unsolicited messages
  • Scraping, copying, duplicating, or misusing website content or data
  • Submitting false, misleading, or unauthorised information
  • Using the website for any unlawful purpose

All website content, including text, images, branding, design, property information, and layout, is the intellectual property of Rainbow Rentals or its licensors unless otherwise stated. Reproduction, redistribution, or unauthorised use is prohibited.

9. Liability Disclaimer

Rainbow Rentals, property owners, partners, and service providers are not responsible for:

  • Website Issues: Temporary unavailability, technical errors, inaccuracies, or interruptions.
  • Guest Incidents: Injuries, accidents, losses, thefts, or damages occurring during a stay, except where required by law.
  • Personal Belongings: Loss, theft, or damage to guest belongings.
  • Travel Disruptions: Weather, road conditions, flight delays, illness, natural events, or other circumstances outside our control.
  • Force Majeure: Delays, cancellations, or inability to perform due to events beyond reasonable control, including natural disasters, government action, strikes, utility outages, emergencies, or severe weather.

Guests are encouraged to obtain appropriate travel and medical insurance before their stay.

10. Third-Party Platforms and Services

Some bookings, payments, guest communications, screening processes, or services may be handled through third-party platforms or service providers.

These may include booking platforms, payment processors, guest screening providers, insurance or protection partners, property management systems, and communication tools.

When using third-party platforms or services, guests may also be subject to those providers’ own terms, policies, and privacy practices.

Rainbow Rentals is not responsible for the content, policies, service interruptions, errors, or actions of third-party platforms outside our control.

11. Privacy Reference

Use of this website is also subject to the accompanying Privacy Policy. Guests and website users are encouraged to review the Privacy Policy to understand how personal information is collected, used, shared, and protected.

12. Changes to These Terms

Rainbow Rentals may update these Terms and Conditions from time to time. Updates will be posted on this page.

Continued use of this website, submission of an inquiry, completion of a booking, or stay at a property after updates are posted constitutes acceptance of the revised Terms and Conditions.
